The project
Holland Park, developed by Moda Living, will create a vibrant new neighbourhood in Glasgow and will help to address the under-supply of high-quality homes for rent in the city.
The scheme is on the site of the former Strathclyde Police HQ and will provide 433 studios and one, two and three-bedroom apartments in four blocks up to 19 storeys, arranged around a landscaped courtyard.
Early engagement to optimise the benefits of offsite manufacture
Offsite Solutions was awarded the £3m contract to manufacture 588 bathroom pods for Holland Park, its third major build-to-rent project for Moda.
Robertson and Moda engaged with Offsite Solutions at the early design stages to develop the use of offsite construction for the shower rooms, en-suites and bathrooms.
This collaboration really optimised the benefits of offsite manufacturing and gave the client and main contractor greater certainty of cost and programme, as well as simplified procurement and improved quality.
Floorless pods to minimise floor build-up
The pods are all supplied floorless – a unique pod solution engineered by Offsite Solutions. This advancement in pod technology avoids the need for a recess in the floor slab to minimise floor build-up for each storey whilst achieving continuous level floors.
Contemporary designs for bathrooms, shower rooms and en-suites
Offsite Solutions developed the steel-framed bathroom, shower and ensuite pods to Moda’s high specification, which includes contemporary light grey porcelain tiling throughout, square wall-mounted wash hand basin, wall-hung toilet, brushed steel accessories, heated towel rail, and recessed, colour-matched cabinetry for a sleek and stylish finish.
The shower rooms have deluxe-sized rainfall showers, and the bathrooms are pre-fitted with both overhead and hand-held showers and a pivot shower screen.

1200 bathroom pods for Moda
Offsite Solutions has manufactured around 1,200 bathroom pods for Moda to date – Holland Park follows its successful delivery of pods for the award-winning Moda, Angel Gardens in Manchester and Moda, The Lexington in Liverpool.
